bloomfield HOUSE
The North Canton project was such a success that the cash-out refinance was enough to pay the down payments on this property and another duplex. Purchased with an accompanying construction loan, was originally intended to be furnished and become extended-stay accommodations for traveling nurses that frequent the three major hospitals serving greater Akron. As renovations to convert this 5bd/1ba to a 4bd/2ba, research revealed that there was a shortage of short-term rentals in the West Akron area. Rather than attempting to rent the property by the room after the rehab was complete, it was listed on AirBnB. This has proven to have been the right choice as the property is well outperforming our other Akron properties.
GALE HOUSE
The owner of this 50% occupied and 50% renovated duplex was willing to drop the price $25,000 after the bank’s appraisal came back lower than expected. This was a good lesson in building rapport with the seller and simply asking for what you want. One tenant has moved in and another out as renovations are underway on the unfinished unit. Soon, we expect this duplex to be rented at 1.7% the purchase price.
MASSILLON HOUSE
A testament to having a strong team and knowing your numbers, this property was purchased at auction and quickly revealed itself as a major rehab. Despite the scope of the renovation nearly doubling our original estimates, this house in Green surpassed our ARV expectations and rented for $250 over original estimates. This was only possible by buying at a deep discount, partnering with a seasoned contractor, and not panicking when, not if, the plan goes awry.
